New Project For Rental Site

Before bidding on this project please ensure that you have read and understood the following.

Replies that are blatant cut and paste will be removed if you can’t be bothered to send a personal response.

Replies that give an unrealistic price and finish date will be removed.

I understand that the price you bid MAY DIFFER from the actual end price paid especially if changes are being made that are not part of the original spec. I understand this but I do not expect price increases to be more than 10% either way.
Advice is welcome and I’m Open to ideas that may differ from the original spec if they help to ensure a more smooth and efficient site and enhanced user experience.

I will place funds into Escrow but this will not be released unless the following has been achieved.

Service provider is responsible for all upload and system testing.
Project must be online, bug free and thoroughly tested for compliance and be 100% operational.
Provider will fix any issues quickly and efficiently.

Project launch time is 12th Jan 09 and this is strictly non negotiable.

Provider will be kept on to act as technical experts and to be involved with future changes / growth of product.

I am looking for talented individuals/company to carry out a full project from start to finish.

The project takes its influences from two separate sites.

These sites are:

For the Business listings section www.thebestof.co.uk *only certain features are required*

This project is for a complete build from start to finish also to incorporate supplied template design into a functioning site.

Brief description of site
Canarylocal.co.uk is an online portal that gives property / business owners the opportunity to directly market there products and services through an online presence.
All Properties and business’s advertising will be positioned in one of the 4 Canary Islands.
The site is to be used by individuals searching for holiday rentals, Property and business sales and business services throughout the Islands. Benefits of the site is the ability to book directly with the property owner in regards to the rental market, ability to arrange property viewings either directly with the owner or through the advertising agent, this will all be possible by using the facilities incorporated within the site.
The site will also be a useful resource that lists places to visit, local transport times, upcoming events/festivals and many other types of associated information to do with the Islands.

Site description for users

From The Home page
The user has the ability to choose destination Island through an interactive map on home page.*custom made*
The user also has the option to use the drop down menu(s) which should be as follows

Users will then be able view photos, read descriptions etc and be able to contact the owners directly through the details on their advert(s)
*If the advertiser has more than one property listed there will be an icon stating this ,this can then be followed to advertisers / agents other properties*
Name and telephone number of owner will be listed.
Email address will be kept hidden from user-instead there will be an Icon to send email.
When sending email a separate page will be displayed where enquiry fills in their details and lists enquiry nature. This will then be sent through our system and a duplicate record placed in the advertisers section *Statistics - Enquiry emails*

Also on the home page there will be the following Headers.

All advertisers choosing the above sections from the account manager will have there ads automatically placed in those areas.

This may look messy so advice on how to set this out is welcome

Advertisers are broken down into the following 2 groups:

Private Home Owners + Business Owners

Both of the above groups will follow the same procedure for advertising.
Click on the advertise button displayed in the main navigation menu or alternatively by clicking on the thumbnail that is situated on the home page.
Stage2 ) Once clicked, Opens up a separate *How to advertise* page.

*How to advertise page*
The page content needs to be editable from the administrator panel.
Displayed will be 4 thumbnails / banner sections all of which need to be editable from the administrator panel and also administrator must be able to add more thumbnails / banners and surrounding text if required.

The 4 sections are :

Rent your property
Sell Your Property
List your Business
Sell your Business
Nice fresh images to be used

When selected these sections will link through to separate pages Ajax preferred . See below for an example of layout in the rent your property page. The sell your property and list your business sections will be more or less identical with tables that list prices ,details ,F&Q , Payment methods, Tips for rentals, How to write a good description , info etc.
Actual layout and look must be a lot more up to date than example shown.
Again all of this must be editable from the admin panel.

All new advertisers entering these sections will first need to register there details by clicking the *Register* icon in each individual section. I like the simplicity of the following example https://secure.ownersdirect.co.uk/register.asp
Needs to have area to enter business info

On the registration page there should also be a section *Already registered click here* which would direct them straight to their management page. Registration page should include all obvious details such as the example shown and also allow the user to choose a login Name and password each 6 characters long and case sensitive ,also a memorable word and reminder.
Once registered an email confirming login details will be sent to registered email address.
Once registered the data will be collated and stored in a dedicated section in the back end which is also to register which advertising section was also selected. The details kept in this section
should also be editable.

A confirmation screen will now appear stating the christian / surname of the now registered user +
Automatic redirection to the chosen account manager will now follow.

Dependant upon advertisers selection chosen, account managers will vary in layout and description.

Change password
The user will be able to access and edit their contact details here. The updated details will automatically be stored by the system and the old details replaced. The update will also be flagged into a specific part of the back end so that admin can double check to ensure automatic update took place.

Also note that when a property is advertised through the manager a Property reference number will automatically be displayed at top of page.

Account Manager For Property Sales

This will operate similar to the above but will not have certain features enabled such as rental prices and calendar.

Account Manager For Business Listings

In this section the business can choose to place a paid listing or a free listing .
Free listings

Subject to 100 characters of text only .System to automatically remove excess text.
They will choose a category / subcategory for their business.
System will place request in defined section in back end of admin panel.
Admin will choose to place or dismiss request.
If free listing is chosen, ability to upgrade through account manager.

Paid listings
User will have a menu to choose type of add. Ads can be upgraded at any time through the account manager.

Advertisers will be able to access their account manager by selecting the appropriate login navigational button from the main menu

Session automatically times out for accounts that have been inactive for more than 20 minutes.
User then has to log back in.

Design of website.
I have a template that I would like to draw influences from but it is only a design on a page so needs bringing to life.
Open to suggestions on template.

Prefer to be built in php and mysql but open to suggestions as to which would serve best but must be compatible with all servers.
CMS / Admin must have wysiwyg and be extremely user friendly

Site must be SEO friendly and have all relevant sitemaps

Please note that there will no doubt be parts I’ve missed but these need to be discussed before project starts.

Seller to act as technical adviser and must be willing to sort out any Technical issues that may arise for 3 months afterwards.

Seller will also be required to optimise site for relevant keywords and be required for services both technical and SEO at future times.
